How to choose an industrial warehouse in Bucharest: a practical guide for 2026
Clear height, truck access, electrical connection, logistics zone — the points that make the difference between a fitting warehouse and one that will cost you dearly long term.
Choosing an industrial warehouse is not just about surface and price per square meter. The same warehouse can be excellent for a logistics company and completely unsuitable for a light production firm.
In the more than 20 years I have been brokering industrial spaces in the Bucharest – Ilfov area, I have seen clients lose months or even significant contracts because they failed to verify the right details before signing.
This guide walks through the elements that truly matter.
1. Clear height — the first filter
Clear height (from floor to roof beam) determines what you can store and how.
For simple storage, 6 m is enough. For three-level selective racking you need at least 7.5 – 8 m. For high-bay systems or vertical equipment, the target is 10 m or more.
In our current portfolio, the warehouses in the Theodor Pallady – A2 exit area offer clear heights between 6 and 10 m, and those in the Bolintin Deal industrial park (km 23 on A1) offer the same range — an important advantage for companies planning growth.
2. Truck access and loading docks
A warehouse without proper docks can double logistics costs. Check:
- Number and type of docks — dock leveler, mechanical ramp or concrete level platform
- Width of access lanes and turning radius for 16.5 m trucks
- Door height — at least 4 m for standard trucks
- Simultaneous access — how many trucks can load/unload at the same time
Spaces near highways (A1, A2) or the Bucharest ring road retain superior logistics value over the long term.
3. Electrical connection and utilities
Available power is one of the costliest post-contract surprises.
For dry storage, 50 – 100 kW is enough. For light production you need 200 – 400 kW. For refrigeration or heavy equipment more than 500 kW may be required. Increasing an existing connection can take 6 – 12 months and cost tens of thousands of euros — verify what is available from the start.
Also check water, sewage, gas (if needed for heating) and the fire safety system: automatic sprinklers, hydrants, smoke detectors, backup generator. The Jilava – Gara Progresul industrial complex, for example, comes with a 100 kW connection and full utilities (water, gas, sewage).
4. Logistics zone — location, location, location
In Bucharest – Ilfov, the zones with the best quality-to-price ratio for industrial spaces are:
- Theodor Pallady – A2 exit — quick access to the ring road and highway
- Jilava – Gara Progresul — south of Bucharest, good for urban distribution
- Ștefănești – A3 — growing logistics corridor
- Bolintin Deal – A1 km 23 — mature industrial park, ideal for long-term contracts
- Basarabia / Republica Boulevard — accessible for in-city distribution and light logistics
Each zone has a different profile. An e-commerce company with daily city deliveries will lose time and fuel in a park along A1, just as a company with heavy truck traffic will pay dearly for slow city access.
5. Documentation and permits
Before signing, request and verify:
- Land registry book and updated extract
- Building permit and acceptance report
- ISU (fire safety) authorization — without it, you cannot obtain an operating permit
- Environmental permit — essential for production activities
- Urban planning certificate — confirms permitted use
A warehouse without a valid ISU authorization may look like a good deal, but it will completely block you at opening.
6. Hidden costs to factor in
The price per square meter (typically 5 – 6.5 EUR/sqm + VAT for quality warehouses with us) is just the start. Also budget:
- Common-area maintenance (service fee) — 0.5 – 1.5 EUR/sqm/month
- Utilities — can add 0.8 – 2 EUR/sqm/month
- Security and surveillance — sometimes included, sometimes separate
- Deposit — generally 2 – 3 monthly rents
- Specific fit-out — offices, partitions, electrical installations
