Practical advice
Do not oversize. For a team of three to five, 40 sqm at 16 EUR/sqm costs less in total than 100 sqm at 10 EUR/sqm — and you avoid paying for space you never use.
And negotiate rent-free months rather than rent. Landlords concede free months more easily than headline rent, because the rent stays in the contract as a reference.
