What you will find here
Every warehouse currently available across Bucharest and Ilfov. Sizes start at 200 sqm — rare in this market, where most landlords will not go below 500 sqm — and reach 6,000 sqm in expandable modules.
Clear heights cover the full range: 6 m for simple storage, 7.5–9 m for three-level selective racking, 10 m for tall systems or vertical equipment.
Areas covered
- Theodor Pallady, Sector 3 — the only established industrial area inside the city. Access to the urban labour pool and fast in-city delivery.
- Pantelimon — towards Brănești — real clear height, quick A2 access.
- Voluntari — next to METRO — the most flexible modules, from 200 sqm, direct ring-road access.
- Afumați — the best price-to-quality ratio, from 3.5 EUR/sqm.
- Ștefănești — A3 and Bolintin Deal — A1 km 23 — for national distribution.
- Jilava — Gara Progresul — the south of the capital, with rail access nearby.

How to choose
The three criteria that matter, in order: where you deliver most often, where your staff come from, and how fast you are growing. A rent 2 EUR/sqm lower 25 km out of town is usually lost again in transport costs and in the wages needed to attract people there.
If you expect growth, look for a building with expandable modules from the start and negotiate an expansion clause at a pre-agreed rate. It costs nothing at signing and saves you a relocation in year two.
Frequently asked questions
How much does it cost to rent a warehouse in Bucharest?
In the current portfolio, rents start at 3.5 EUR/sqm/month in Afumați and reach 6.5 EUR/sqm in areas with motorway access or inside the city. The rate depends on clear height, building condition and access.
What is the smallest unit available?
200 sqm, in Voluntari next to METRO. That is unusually small for this market — most warehouse landlords will not let below 500 sqm.
What clear height do I need?
6 m is enough for simple pallet storage. Three-level selective racking needs at least 7.5–8 m, and tall systems need 10 m or more.
Are there warehouses with truck access?
Yes. The units in Jilava, Ștefănești, Bolintin Deal and Theodor Pallady all have truck access, and the new-build in Afumați – Șindrilița takes heavy goods vehicles.
