Industrial areas around Bucharest: where to rent a warehouse in 2026
Pallady, Pantelimon, Afumați, Voluntari, Ștefănești, Jilava, Bolintin Deal — what each industrial area around Bucharest offers, at what rents, and which type of operation it suits.
The most common question I get from companies looking for warehouse space in Bucharest is not "how much does it cost" — it is "which area should I be looking in".
That is the right question. The rent gap between two comparable warehouses in different areas easily reaches 40–50%, and the wrong location can add an hour a day to every delivery run. In more than 22 years brokering industrial space across Bucharest and Ilfov, I have seen companies save 2 EUR/sqm on rent and lose three times that on transport.
This guide walks through every relevant industrial area around the capital — what it offers, who it suits, and what is available there right now.
How the industrial map is structured
Industrial space around Bucharest falls into three rings:
- Inside the city — Sector 3 (Theodor Pallady, Republica), Sectors 4 and 5. Higher rents, but access to the urban labour pool and fast in-city delivery.
- The first ring — Pantelimon, Voluntari, Afumați, Ștefănești, Jilava. The best balance of price and access, and where most transactions happen.
- The motorway corridors — A1 (Bolintin Deal), A2 (towards Constanța), A3 (towards Ploiești). Lowest rents per sqm and the best access for national distribution.
Choosing between them almost always comes down to one thing: where your customers are.
Theodor Pallady — Sector 3
The most established industrial area inside Bucharest itself. A former industrial platform, today a mix of production halls, warehouses and showrooms.
Suits: light manufacturing, warehousing with in-city delivery, service operations, companies that need staff who can commute by public transport.
Access: quick exit to the Bucharest ring road and to the A2. Direct connection to Sector 3 and the Republica area.
We currently have two distinct options here. The units on Theodor Pallady towards the A2 offer modules between 900 and 2,000 sqm with clear heights of 6, 8 and 10 m at 6.5 EUR/sqm — suitable for companies that need tall racking. The unit on Drumul Între Tarlale has 590–1,180 sqm modules at 6 m, a more affordable option for straightforward storage.
Pantelimon — towards Brănești
An area that has grown strongly in recent years, driven by A2 access and rents below city level.
Suits: manufacturing, high-volume storage, operations that need real clear height.
Access: DN 5 towards Brănești, quick access to the A2 and the ring road.
The Pantelimon warehouse towards Brănești offers 2,000 sqm at 10 m clear height — one of the few options in the area that supports four-level racking.
Afumați
The best price-to-quality ratio in the first ring, particularly for small and medium units. Benefits from proximity to the Doraly complex and an active commercial area.
Suits: distribution, wholesale, early-stage companies that do not want to commit to an expensive lease.
Two very different offers here. The unit in the Afumați industrial park has 590 sqm at 6 m and 3.5 EUR/sqm — the lowest rent in our portfolio. At the other end, the new-build in Afumați – Șindrilița offers modules from 1,000 up to 6,000 sqm, 9 m clear height and heavy-truck access, at 4 EUR/sqm.
For a growing company, Șindrilița is the option that does not force a relocation two years down the line.
Voluntari
The north-east, with direct access to the ring road and the commercial hub around METRO.
Suits: companies combining storage with offices or a showroom, distribution across northern Bucharest.
The industrial units in Voluntari next to METRO are the most flexible in the portfolio — modules from 200 sqm up to 1,400 sqm, 8–9 m clear height, 6.5 EUR/sqm. The 200 sqm entry point is rare; most landlords will not go below 500 sqm.
Ștefănești — northern ring, towards the A3
A growing area, driven by the A3 and residential development in northern Ilfov.
Suits: distribution towards Ploiești and Moldova, companies with a small own fleet.
The units on the Ștefănești – A3 ring offer 400–600 sqm modules with truck access at 6.5 EUR/sqm — a good fit for companies that do not need volume but do want motorway access.
Jilava — Gara Progresul
The south of the capital, a historic industrial area with rail access nearby.
Suits: manufacturing, storage, companies serving southern Bucharest.
The industrial complex in Jilava – Gara Progresul offers 500 sqm at 7.5 m with truck access, at 5 EUR/sqm.
Bolintin Deal — A1 industrial park, km 23
The best option for national distribution along the western axis — Pitești, Craiova, Timișoara.
Suits: logistics, national distribution, companies that do not depend on Bucharest deliveries.
The industrial park at km 23 on the A1 has 815–1,930 sqm modules with 6, 8 and 10 m clear heights, at 6.5 EUR/sqm. Being directly on the motorway, a truck reaches Pitești in under an hour.
Choosing between them: three questions
1. Where do you deliver most often?
If more than half your deliveries are inside Bucharest, any saving made 25 km out of town disappears into fuel and driver hours. Stay in Pallady, Pantelimon or Voluntari.
If you deliver nationally, go to the motorway — Bolintin Deal or Ștefănești.
2. Where do your staff come from?
A production hall with 30 people needs public transport or organised shuttles. Pallady and Pantelimon are reachable by bus and metro. Bolintin Deal is not — there you will be paying for staff transport.
3. How fast are you growing?
If you expect to double volume within two years, look for a location with expandable modules from the start. Afumați – Șindrilița and Voluntari allow expansion within the same building; a 590 sqm unit with no free adjacent space does not.
2026 rents, briefly
Across our current portfolio, industrial rents in Bucharest and Ilfov sit roughly as follows:
- 3.5 – 4 EUR/sqm — Afumați, 6–9 m units, small and medium sizes
- 5 EUR/sqm — Jilava, 7.5 m units
- 6.5 EUR/sqm — Pallady, Voluntari, Ștefănești, Bolintin Deal, 6–10 m units
The gap between 3.5 and 6.5 EUR/sqm looks large, but on a 1,000 sqm unit it is 3,000 EUR a month. It is worth calculating together with your transport cost, not separately.
